Golf Community Shortlist

You want a newer single-family home in a real golf community, golf you can actually get on without a years-long wait, a membership that doesn't cost a fortune, and the beach close by. No community in Southwest Florida checks every one of those boxes at this price. This guide shows which ones come closest, what each one asks you to give up, and the homes worth seeing.

The real decision

One tradeoff decides this search

Almost every option falls on one side of this line. Knowing which side matters more to you narrows the list fast.

Path A · Treviso Bay, Esplanade, Bonita National

Golf comes with the house

  • Bundled golf: the membership comes with the home, with no initiation fee and no waitlist
  • The newest product: most homes built 2014 to 2022
  • The tradeoff: no private beach club, and the Gulf is a drive
or
Path B · West Bay, The Colony

A private beach club

  • Your own stretch of Gulf beach through the community, plus private golf
  • Golf is a separate purchase: about $150K at West Bay, $175K at The Colony
  • The tradeoff: older single-family homes, and a possible wait for golf

There's also a third way: buy for location in a golf community without a beach club, then join one nearby. See Option C below.

Top three

The three worth your Thursday

Two beach-club communities and one where golf comes with the house. Each card lists the homes on the market now that fit the budget, and how each price compares with what similar homes there actually sold for.

1
Estero · 33928 · West of US-41 on the Estero River

West Bay Club

The one community on the list that comes close to all of it: a private Gulf-front beach club, a private Pete & P.B. Dye course, real single-family homes under $2.2M, and close to Coconut Point and the airport. You give up some age on the house, and golf takes either patience or the right listing.

Why it fits
  • Private Beach Club on Little Hickory Island, rebuilt in 2024, with a restaurant, bar and beach service
  • Beach club, pool, fitness, tennis, pickleball and boat launch are covered by the HOA. Golf is optional
  • Golf runs about $150K to join, right at your limit, on a course capped at 290 members
What you give up
  • Golf often has a waitlist. The way around it is a home that comes with a transferable membership
  • About $21.7K a year in golf dues on top of the HOA
  • Single-family homes here were built 2001 to 2012, so check roofs, windows and updates

2
Bonita Springs · 34134 · Inside Pelican Landing on Estero Bay

The Colony Golf & Country Club

The smartest golf path on this list if you can wait about two years for full golf, because you don't sit on the sidelines while you wait. Join now, play a lot right away through Golf in Waiting, and lock in today's price before it rises $20K on December 1. Residency isn't required, so a single-family home elsewhere in Pelican Landing works.

Locks in $175K golf now
~2 yrs
Golf in Waiting to full golf
275
Golf members, capped
Dec 1
Golf fee goes to $195K
Why it fits
  • Generous golf while you wait. Golf in Waiting members (the top 40 on the list) get unlimited in-season afternoon golf, 24-hour tee times, non-trophy club events, their own cart on a trail fee and golf locker eligibility, plus unlimited golf May through October
  • Price lock. The 85% deposit locks today's $175K fee, and the $40K Sports fee is credited toward golf
  • Beach and an uncrowded course. Residents get Pelican Landing's island beach park and the Bay Club on Estero Bay. The 18-hole Jerry Pate course has just 275 golf members and tee times 8 days out
What you give up
  • Full golf ends up at $175K plus about $26.5K a year, a bit over your $150K target
  • The Colony itself is mostly condos. Only 7 single-family homes sold there this year and none are for sale, so the single-family search happens in Pelican Landing next door
  • A $16.5M clubhouse renovation runs through fall 2027, phased, with the club open throughout

Why it fits

  • Your budget buys the middle of the market here, not the bottom
  • Plenty of sales, so pricing is easy to read and resale is liquid
What you give up
  • Farthest from the beach of the top three. Plan on a drive to the Gulf

Add-ons

Two more worth knowing about

Not part of the ranking, but each solves one piece of the puzzle well. Shadow Wood brings 54 holes and a beach club near Coconut Point. Pelican Landing is the way to get The Colony's beach park with a real single-family home.

Estero · 34135 · The Brooks

Shadow Wood at The Brooks

  • 54 holes of private golf, all three courses renovated by Rees Jones between 2017 and 2020
  • About 5 to 10 minutes to Coconut Point, and The Commons Club adds private beach access on Little Hickory Island
  • 35 single-family sales this year, median about $1.43M

The catch: golf is about $180K plus $20.6K a year with a multi-year waitlist (a Member-in-Waiting program exists), memberships aren't open to non-residents, and homes date to 1998 to 2007.

  • 36 holes of Tom Fazio golf at The Nest: about $125K to join and $13K a year, capped at 600 members
  • Or join The Colony's club next door, which doesn't require living in The Colony
  • Plenty of single-family homes: 35 sold this year between $750K and $2.5M

Live in a golf community, join a beach club nearby

If being close to restaurants, shopping and the beach matters most, you don't need a community with its own beach club. Buy in a golf community in the right spot, then join one of the few beach clubs that accept members who don't live there.

Before you write an offer

What we'll confirm, home by home

Club rules and fees change, and MLS fields are sometimes wrong. These get checked in writing before any offer.

Golf actually comes with that home. In bundled communities, the golf field on 9461 Napoli is blank and Esplanade has some homes without bundled golf. At West Bay, whether a transferable membership conveys with the sale.
The full cost of owning. Master and neighborhood HOA, club dues, capital contributions at closing, food minimums and any open assessments.
Wait times. The current golf waitlist at West Bay, The Nest and Shadow Wood, what Shadow Wood's Member-in-Waiting includes, whether The Colony's estimate of about 2 years still holds, and that he'd land in The Colony's top 40 (the group the expanded golf is designed for).
What The Colony includes with the home. Bay Club access, the beach park shuttle, how the clubhouse renovation affects dining and events this season, and whether the island beach park is open now (one September guide lists it closed after Hurricane Helene).
Flood zone and insurance. Get quotes on any home we like before writing, especially near the water.
Roof, windows and storm history. Especially in the 1990s and 2000-era homes at West Bay, Pelican Landing, Shadow Wood and Naples Lakes, and the price history on 20210 Chapel Trace.
Bottom line

See West Bay and The Colony first. Treviso Bay is the newer-home answer.

West Bay is the only community here with a Gulf-front beach club, private golf within your budget, and single-family homes for sale under $2.2M. 20421 Chapel Trace is the home to see first. The Colony is the best golf deal if you can wait about two years: you get real golf right away through Golf in Waiting, the island beach park through Pelican Landing, and about $149K locks today's $175K price. That price goes to $195K on December 1, so decide on The Colony before then. If a newer house and golf with no wait matter more than the beach, Treviso Bay is the answer, with Esplanade as the backup. If location comes first, Pelican Marsh plus LaPlaya Social is the strongest combination in this guide.
